Анотація

Досліджено вплив факторів інженерно-будівельної оцінки території на раціональне використання території під забудову. Проведено аналіз основних факторів ділянки, що допоможуть зрозуміти їх вплив на освоєння територій. На основі результатів аналізу, можливо, буде розроблена модель, яка враховуватиме всі важливі містобудівні фактори і дозволить прогнозувати ефективність освоєння території під забудову. В подальшому можливе тестування моделі на реальних будівельних проєктах.

URBAN PLANNING ASPECTS OF THE RATIONAL USE OF THE TERRITORY FOR DEVELOPMENT

English abstract

The study highlights the impact of engineering and construction factors on the rational use of land plots for development. A detailed analysis of geological, hydrogeological and climatic conditions, as well as other aspects that affect the development of territories, was carried out. It was found that a correct assessment of the factors is key to optimizing construction projects and efficient use of land resources. In modern urban construction in Ukraine, the rational use of territories is one of the most pressing issues. Investors and developers face difficulties in efficient planning and utilization of available land, which directly affects the cost of construction and the competitiveness of projects in the real estate market. Poor planning can lead to significant financial costs and lower quality of construction. Despite active research in this area, the impact of engineering and construction factors on the cost per square meter of development remains in poorly understood. An analysis of these factors will not only help to accurately determine the economic costs at the design stage, but will also significantly increase the competitiveness of the development as an investment object. The study also covers urban planning factors such as efficient use of urban space, optimal choice of materials, energy efficiency, transport accessibility and the use of geographic information models for planning. This article also provides an illustrated example of the types of land development where the main problems with potential development are analyzed. It is necessary to develop a development model algorithm that will take into account all these factors, influence pricing and offer optimal solutions. Such an approach will ensure a balance between the economic interests of investors and the needs of future residents, contributing to the competitiveness of projects in the real estate market.
